Cancellation policy

1. Payment


The rental agreement becomes valid upon receipt of the down payment in the landlord's bank account or PayPal account. The down payment, amounting to 20% of the total rental fee, is due for payment within seven days of receipt of the booking documents. Once the down payment has been successfully made, the payment of the remaining balance becomes due 30 days prior to the start of the rental period. For bookings made less than 30 days prior to the start of the rental period, the full amount is due immediately. If payment deadlines are not met, the landlord reserves the right to withdraw from the contract. Non-payment shall be deemed a withdrawal and entitles the landlord to re-rent the property. No additional charges are levied for utilities such as water, parking, and waste disposal, nor for energy costs.


2. Withdrawal / Cancellation


You may withdraw from the contract at any time. Notice of withdrawal must be provided in writing. In the event of withdrawal, you are liable to compensate us for any damages incurred:


• From the date of the booking confirmation by the landlord up to the 121st day prior to the start of the rental period: 100% refund.

• From the 120th day up to the 61st day prior to the start of the rental period: 70% refund of the total price.

• From the 60th day up to the 15th day prior to the start of the rental period: 50% refund of the total price.

• From the 14th day up to the 8th day prior to the start of the rental period: 20% refund of the total price.


In the event of withdrawal less than eight days prior to the start of the rental period, the full rental price remains payable. The decisive factor is the date on which your written notice of withdrawal is received. Any amounts already paid will be credited against these charges. You may propose a substitute person to take over your contract under the aforementioned terms and conditions. Written notification to this effect is sufficient.


3. Termination by the Landlords


The landlords may terminate the contractual relationship, either before or after the commencement of the rental period, without notice if the tenant—despite a prior warning—fails to make the agreed payments (down payment and balance payment) in a timely manner, or otherwise behaves in such a manner contrary to the contract (e.g., by violating house rules) that the continuation of the contractual relationship cannot reasonably be expected of the landlords. In such a case, the landlords may demand compensation from the tenant for expenses incurred up to the point of termination, as well as for lost profits.
